Many potential tenants struggle to find suitable offices for rent in Riga

Demand on the Riga office market slightly exceeds supply, but activity on the rental market is relatively low as many potential tenants are struggling to find premises that would meet their requirements, Ober-Haus real estate company said in its latest office market review, cites LETA.

During the second quarter of the year 2017, the office market was moderately active, according to the Ober-Haus report. Monthly office rent remained unchanged from the previous quarter and ranged from EUR 10 to EUR 15 per square meter in the segment of A-class offices. The highest rent price for an A-class office was EUR 17 per square meter.

 

In the segment of B-class offices, rent prices were in the range between EUR 7 and EUR 11 per square meter.

 

Maintenance costs ranged between EUR 0.95 and EUR 4.5 per square meter in A and B-class office centers.

 

The highest demand was recorded for small, up to 120 square meters large B-class offices in downtown Riga that could be rented for up to EUR 8 per square meter and that would be easy for clients to reach.

 

Demand still remained strong for office space of 200-350 square meters in A-class office centers, but the supply of such offices was limited.

 

Ober-Haus also noted demand from investors and companies for offices on sale.
