No significant changes of real estate prices in Lithuania in January

Based on real estate services company Ober-Haus Lithuanian apartment price index (OHBI), apartment prices in the five major Lithuanian cities (Vilnius, Kaunas, Klaipeda, Siauliai and Panevezys) did not change in January 2015. In December 2014, they fell by 0.1% but over a year increased by 3%, reports LETA/ELTA.

According to Ober-Haus, apartment prices in Siauliai fell by 0.1% in January 2015, while the average price per square metre dropped to EUR 557. In Vilnius, Kaunas, Klaipeda and Panevezys apartment prices did not change and remained the same per square metre as in December 2014: EUR 1,280, EUR 940, EUR 975 and EUR 529 respectively.

 

The positive annual change in prices was recorded in all cities: 4.5% in Vilnius, 2.2% in Panevezys, 1.2% in Kaunas, 1.1% in Klaipeda and 0.5% in Siauliai.

 

According to Saulius Vagonis, Director of Ober-Haus Assessment and Market Research Department, fewer sales of apartments in early 2015 had no negative impact on housing prices.

 

As forecast, the introduction of the euro did not shake the market neither for the positive nor the negative direction. Meanwhile, conditions for sustainable development of the housing sector have not changed, thus it is likely that in the coming months only minor price changes will be recorded.
