Nordea grants EUR 11.75 mln loan to Baltic Horizon for purchase of Upmalas Biroji

Nordea Bank has granted a EUR 11.75 mln loan to Baltic Horizon investment fund for acquisition and development of Upmalas Biroji office building in Riga, the bank announced.

Upmalas Biroji is an office building built in 2008 by the German developer Bauplan Nord. The building is anchored by SEB and CABOT on medium to long term leases and the property is fully leased out. Net leasable area is over 10,500 square meters. Bauplan Nord will continue acting as a property manager for the property.


Baltic Horizon's portfolio currently comprises seven properties worth more than EUR 125 mln. The fund is cooperating with four different banks in the Baltic states in relation to those properties.

The fund's portfolio is now well diversified with 35% allocation in Tallinn, 23% in Riga and 42% in Vilnius. Segment wise the portfolio has 43% allocation to office and 57 % to retail properties.


Baltic Horizon Fund is a closed-end contractual investment fund registered in May 2016 in Estonia. The fund is a real estate fund that invests directly or indirectly in real estate located in Estonia, Latvia, and Lithuania, with a particular focus on the capitals - Tallinn, Riga, and Vilnius.


Baltic Horizon investment fund is managed by Northern Horizon Capital.
